How do you want to build your packet?

Two paths. Both deliver a professional UAD 3.6-aligned PDF. Pick whichever is faster for you right now.

📝

Fill It Out Myself

Step-by-step wizard. Walk through all the fields manually. Best when you don't have your docs handy.

I Have My Comps

Already picked your comps? Jump straight to the comp grid and build your packet around them.

~5 MIN

Drop your documents.

Upload any combination — the more docs you upload, the more we can pre-fill. Each file is read, data is extracted, and the file is immediately discarded.

Privacy promise: Your documents never leave your device. We extract text in your browser, pull out the fields we need, then discard the file. Nothing is uploaded, stored, or transmitted.
Upload at least one document, or skip to manual entry.

Let's start with the deal.

Tell me who you are and what kind of appraisal we're preparing for. Takes about 60 seconds.

← Change approach (Fast Track vs. Manual)

This affects which ROV path applies if the appraisal comes in low.

What are we appraising?

The data points that map directly to the new URAR fields. These are what the appraiser enters into the dynamic report.

Water (public/well), sewer (public/septic), heat/fuel. UAD 3.6 required field.
Year + brief scope. MLS rarely captures this.
Beyond HOA covenants — anything in title or seller-disclosed.
The appraiser assigns Q1-Q6 and C1-C6 ratings themselves. Give them the facts.

Major systems — year installed

MLS captures the type. UAD 3.6 wants the year. Leave blank what you don't know.

If known — copper / PEX / CPVC / polybutylene / galvanized.

Rooms & surfaces — year updated

What MLS doesn't capture: when kitchens, baths, and floors were last refreshed.

Note year + area if different materials in different rooms.

Upgrades since purchase

Flag ADUs, basement finishing, additions, and major mechanical replacements here even if older. Permits and receipts strengthen the record.

Your best comps.

3 to 5 recent sold comparables. Upload your MLS or RPR comp report to auto-extract, or enter manually.

Addressing lower nearby comps BEFORE the appraiser finds them builds credibility.

Off-MLS activity (optional)

Pocket listings, distressed sales, unrecorded transactions, neighborhood intel the appraiser can't find on their own.

Deal context.

The context that shows the market tested the price. Skip anything that doesn't apply.

Privacy: If you upload a contract, we extract only the contract price, financing type, and concessions — then the file is immediately discarded. Nothing is stored.

Marketing exposure (if applicable)

Special considerations

STR history, income property use, easements affecting use, neighbor disputes, planned construction nearby — whatever belongs in the appraiser's hands.

Neighborhood

Zone name only — no ratings (Fair Housing).

Photos & attachments.

Optional. Photos are added as an appendix. PDF documents are merged into the final packet so the appraiser gets one file.

Privacy: Everything stays in your browser. Nothing is uploaded, stored, or transmitted.
Heads up: Attachments don't persist across page reload — complete this step last, right before generating.

Photos

Interior/exterior reference shots, improvements, special features. JPG or PNG. Added as a photo appendix at the end of the packet.

Documents

Seller disclosures, prior appraisal, improvement receipts, permits, survey. PDFs only — merged into the final packet so the appraiser gets one file.

Review and generate your packet.

Quick check, then we build your custom PDF.

PDF downloads instantly to your device. May take a few seconds if you attached documents.
